     All inspections are performed by Mike Burroughs, a licensed home inspector with the state of Louisiana. For more of  Mike's qualifications click here. We service most of North Louisiana.

Buyer's Home Inspection:

     The most common type of inspection is the buyer's residential home inspection. This consists of a report showing defects present and visible at the time of the inspection.  It can also bring to light many potential future maintenance issues.  Buyers often use the report findings as a bargaining tool for a reduced selling price.  Although we strive to find all major defects and potential issues in a home, it is impossible to find every single problem. We do not pull up floor coverings, move furniture and boxes, or inspect any other areas where access is blocked. We encourage you to read about the Scope of the Visual Inspection shown in the right column of this page.

Seller's Pre-Sale Inspection:

     The pre-sale inspection can provide a competitive advantage by outlining deficiencies on the property.  The seller can use this information to correct reported problems before placing the property on the market. This, in turn, reduces the risk of having to lower the sales price later. The scope of this inspection is the same as the Buyer's Inspection.

Construction or Phased Inspections:

     This is a series of inspections conducted at critical points in the construction of a property.  Banks or Mortgagers may require these type inspections before releasing funds to the builder at different intervals.  Home buyers also find these very helpful in overseeing the construction of their new home. Typically the phases are

  • Footing/Foundation
  • Pre-drywall or rough in
  • Final Punchlist or Pre-closing

Commercial Inspections:

     These are conducted on commercial buildings and apartment/condos. They are generally more involved than residential inspections, but adhere to the same Scope and Standards.

      The Visual Inspection Service is performed in accordance with the Standards of Practice as published by the Louisiana State Board of Home Inspectors and according to these standards, is in­tended to provide the client with a better understanding of the property conditions, as observed at the time of the inspection. The observation is limited to a visual survey of certain fixed components and svstems of a property.

Without dismantling parts of the building and/or its com­ponents, and without full use of all utilities, the inspector may extrapolate conclusions which cannot be confirmed during the inspection.

The report includes referenced narratives corresponding to items checked on 10 Survey Findings pages. You must read the preprinted and/or hand written narratives correspond­ing to each checked item on the 10 findings pages to have read the entire report. The report, including the use of signifying letter codes, is the professional opinion of the inspector, based on the accessibility of the certain fixed components surveyed.

The client should immediately contact the inspection company for any pages which may be missing from the report.

This report system is designed for varying levels of surveys and/or inspections. Be aware that the Visual Survey performed to the Louisiana State Board of Home Inspectors Standards does not address all items in the Survey Findings Tables.

Many components and conditions are not covered by the Visual Inspection Service. Examples of items not covered are:

The presence of any and all fungi (mold), the stability of the site, the presence of radon or other gasses, the condition of window coverings or window operating devices, water well performance or water potability, septic tanks or leach systems, pumps, hidden water or sewer lines, or any item which is hidden from view or impractical to test. Pools are not tested for leaks. Pool main drains are not tested. The inspection is not intended to reveal easements, set backs or property boundaries, zoning matters, title clearance, whether municipal building permits were obtained for any purpose, or whether the building or the property complies with governmen­tal building code requirements or association bylaws. The inspector does not pull up flooring or floor coverings, move furniture, crawl wet under floor areas, or determine the accuracy, efficiency or longevity of timers, controls, thermostats, or equipment

Many materials commonly used in building construction may contain poten­tially hazardous substances such as, but not limited to, asbestos, lead paint, and formaldehyde. The Visual Inspection Service does not formally identify any hazardous substances since laboratory testing would be required to detect their presence.

IF APPLICABLE, YOU ARE ADVISED TO HAVE THE GAS, LPG, OR FUEL SUPPLIER PERFORM A"SAFETY CHECK" BEFORE TAKING POSSESSION OF THE PROP­ERTY. The supplier may use inspection methods not allowed by inspection companies.

The Visual Inspection Service provided by this company does not itself offer any warranty or insurance for the purchaser of this service. Further, the Visual Inspection Service pro­vides no guarantees that all problems or adverse conditions will be found in and around a property. Neither the inspec­tion company nor the inspector assumes responsibility for defects or adverse conditions discovered after the inspec­tion.
