Understanding
the Report
Our reports are a combination of checklists, narratives, data base and a reference manual. The reference manual is provided along with the report checklists and/or report findings. This allows us to provide you with a complete report developed at the inspection site which contains much needed information that is seldom available with other on-site report systems. Our reports are much more comprehensive than checklist or narrative reports by themselves. The reference manual contains information that could be extremely helpful in making decisions regarding each finding. It can also be used to help maintain the systems in your new home. Upon request, your real estate agent or attorney can be provided with "findings pages" in a summarized form, since their main interest is the findings. |
From the I encourage all my clients to attend the inspection. This is the only way to maximize the value of the inspection and the comprehension of subjective situations arising during the inspection. You should plan to arrive about an hour after the inspection has begun. Ask plenty of questions and follow the inspector around. Many times buyers do not look past the findings pages. It is essential that you also look at the reference manual, which will explain various issues in more detail. My main goal in an inspection is to determine the major defects if any. I will note small, minor items if I see them at the time of the inspection. However, after you move into your home and have lived there for a while, you may discover some minor defects that were not readily apparent at the time of the inspection. | Reading Your report is divided into 9 separate sections. Each section contains findings pages, pictures and a reference manual. The findings pages are a checklist. The checklist shows what components are present in the property and then shows the conditions of the components by use of a letter code. The letter codes are available at the beginning of each section on the tabbed divider. The letter codes range from Appearance issues to Failure of a system or component. In addition, the checklist also references the manual by use of a numeric code. Always, read the Inspector's notes and the corresponding section of the reference manual to gain a better understanding of the issues in your home.
